DESCRIPTION: Variance to encroach 5 ft. into required

8 build 30 ft. from bluff top; and Design
Review for authority to exceed height
envelope for a proposed single family
residence.

Motion: Board Member Steyaert - To recommend approval of
Case No. 90-148 DR/V to Planning Commission with
staff recommendations and the additional conditions
that:
1. The landscape plan be revised to include all
trees in the side yards be a minimum of 24 inch
box size. In addition, ground cover should be
included in the planting areas.
2. The plans be revised to indicate architectural
projects in the north side yard consistent with
the Zoning Code (i.e., - not encroaching more
than 2 ft. horizontally nor 6 ft. vertically).
Note: The motion failed for lack of a second.

DESCRIPTION: Variance to exceed lot coverage and floor
area ratio; to encroach 2 ft. into
required 20 ft. front yard setback; to
continue existing 4 ft. side yard setback;
8 to waive the affordable housing
regulations of Section 30.76.120 of the
Municipal Code and permit both units to
be expanded; to increase intensity of a
nonconforming duplex with the addition of
one bedroom per unit; and design review
for authority to exceed 26 ft. height
limit for remodel of existing duplex.
ENVIRONMENTAL
STATUS: Exempt per Section 15301(e) of CEQA.
Motion: Board Member Lewis - To approve Case No. 90-278 DR/V
with staff recommendations.

Note: The project was denied without prejudice
due to a 2-2 vote.

DR/V to the April 11, 1991 meeting of the Old
Encini tas Community Advisory Board to allow time for
staff to return with a draft resolution of approval

and for the applicant to address the following
8 issues:
1. Revise the landscape plans to include 2
palm trees and 3 clumps of bamboo, a
minimum of 15 gallon size in the south
side yard.
2. Reduce the height of building sections
that exceed the 26 ft. height envelope;
or provide documentation that the height
cannot be reduced or that the portion
above 26 ft. will not unreasonably impact
views from Dewitt street.

STATUS: Negative Declaration pending
certification.
Motion: Board Member steyaert - To approve Case No. 89-256
DR/EIA with staff recommendations and the additional
condition that the applicant include concrete lamp
posts in the development if available. If the
concrete lamp posts are not available, metal posts
shall be installed.
