to determine the location of the bluff top.
2. Address issues related to bulk and mass discussed
by the Board.
3. Revise plans to indicate that a minimum 7 foot side
yard setback is maintained on the southwest portion
of the building.
4. Show irrigation (no irrigation in 40 ft. bluff
setback).
5. Incorporate vertical-type trees along north and
south elevations.

DESCRIPTION: Amendment to previously approved Variance
(Case No. 90-147 V) to modify building
footprint as follows: Amend 5 ft. alley
side yard setback encroachment from 3 ft.
to 1 ft. for two car garage; eliminate
approved l' 6" encroachment into 20ft.
front yard setback for tandem parking
(parking is now proposed to be in garage
taking access off alley) ; increase
building footprint on west side of
building for garage and bathroom; and to
permit a 1 story covered porch
architecture projection 4 ft. into front
yard setback which is consistent with the
Encinitas Municipal Code. The proposed
modifications will enable the construction
of a redesigned single family home which
conforms to the required front yard and
street side yard setbacks, and does not
exceed maximum allowable lot coverage,
floor area ratio, or height standards.

APPLICANT: Paul Basten
LOCATION: 734-736 Dewitt
DESCRIPTION: Variance to exceed lot coverage and floor
area ratio; to encroach 2 ft. into
required 20 ft. front yard setback; to
continue existing 4 ft. side yard setback;
to increase intensity of a nonconforming
duplex with the addition of one bedroom
per unit; and design review for authority
to exceed 26 ft. height limit for remodel
of existing duplex.
ENVIRONMENTAL
STATUS: Exempt per section 15301(e) of CEQA.

DR/V to the March 28, 1991 meeting of the Old Encinitas
Community Advisory Board to allow time for the applicant to
address the following issues:
1. Revise floor plans to correctly indicate the amount
of architectural relief proposed.
2. Provide 3 story poles at the proposed roof ridge
locations that exceed the height envelope.
