CASE NUMBER: 90-243 V APPLICANT: Dexter Winn LOCATION: 212 Third street DESCRIPTION: Variance to encroach 10 ft. into the required 20 ft. rear yard setback of the R-15 zone to allow construction of a duplex with 4 off-street parking spaces. ENVIRONMENTAL . STATUS: Exempt per section 15303(b) of CEQA NOTE: The legal notice of Case No. 90-243V was determined to be inaccurate. Staff is requesting a continuation of this case off calendar to allow time for the applicant to generate a new list of property owners within 300 ft. of the subject site. CASE NUMBER: 90-281 V/AM APPLICANT: Clisby LOCATION: 880 Cornish Drive 8 DESCRIPTION: Amendment to previously approved Variance (Case No. 90-147 V) to modify building footprint as follows: Amend 5 ft. alley side yard setback encroachment from 3 ft. MB/03/PC2-329wp59(2-7-91/5) 8 to 1 ft. for two car garage; eliminate approved l' 6" encroachment into 2 0 ft. front yard setback for tandem parking (parking is now proposed to be in garage taking access off alley) ; increase building footprint on west side of building for garage and bathroom; and to permit a 1 story covered porch architecture projection 4 ft. into front yard setback which is consistent with the Encinitas Municipal Code. The proposed modifications will enable the construction of a redesigned single family home which conforms to the required front yard and street side yard setback, and does not exceed maximum allowable lot coverage, floor area ratio, or height standards. ENVIRONMENTAL STATUS: Negative Declaration pending 8 Motion: Board Member Tobias - To continue Case No. 90-209 TM to the March 28, 1991 meeting of the Old Encinitas Community Advisory Board to allow time for applicant to address the following issues: MB/03/PC2-329wp5 10(2-7-91/5) 8 (1) Revise plans to indicate location of proposed street lighting. (2) Submit a landscape plan which proposes a street tree and landscape theme along the west slope adjacent to Quail Gardens Drive. (3) Place "story poles II at each corner of the west side of the subdivision to determine maximum allowable height of buildings to be built on the site. CASE NUMBER: 90-270 DR APPLICANT: Cartwright 8 LOCATION: 735 Dewitt DESCRIPTION: Design Review for a single family home to exceed height of 12 ft. above crown of the MB/03/PC2-329wp511(2-7-91/5) 8 alley east of the lot to a maximum of 13.5 ft. Municipal Code permits a building of a maximum of 16 ft. high above alley with a 4/12 pitch roof or 12 ft. high for a flat roof. Applicant proposes a flat roof of 13.5 ft.
