Motion: Board Member Comeau - To approve the Consent Calendar
with no revisions.
Second: Board Member Wells

F. REGULAR AGENDA
1. Case No. 93-221 MUP/V, Major Use Permit for remodel of an existing
church main entrance facade, and Variance for a proposed classroom
building within the required rear yard setback. Applicant:
Seaside Presbyterian Church. Location: 367 La Veta Avenue.
Environmental Status: Exempt pursuant to Section 15301 (e) of
CEQA. Contact Planner: Tom Curriden.
Staff Recommendation: Receive public testimony and recommend to
Planning Commission approval of Case No. 93-221 MUP/V.
Motion: Board Member Comeau - To approve Case No. 93-221MUP/V
with findings and conditions as presented by staff in the
draft resolution.
Second: Board Member Wells
Vote: Ayes - Birnbaum, Comeau, Wells
Nays - None

2. Case No. 93-227 V, Variance for an addition to an existing single
family residence to encroach into the required rear and side yard
setbacks of the R-5 zone. Applicant: Peak. Location: 847 Arden
Drive. Environmental Status: Exempt pursuant to Section 15301 (e)
of CEQA. Contact Planner: Tom Curriden.
Staff Recommendation: Receive public testimony and adopt the draft
resolution, denying Case No. 93-227 V.
Motion: Board Member Birnbaum - To direct staff to return with a
draft resolution of approval at their next meeting, with
direction give to include in the findings for approval
that special circumstances exist given a special need in
this case for a living area away from a moderately busy
thoroughfare (Arden Dr.) with regard to finding "A", and
that grant of a variance would not be grant of special
privilege with respect to finding "B" since there are
numerous other nonconformities in the area similar to
that sought by the applicant.

Motion: Board Member Birnbaum - To adjourn at 8:00 P.M. to the
Regular Meeting scheduled for Thursday, January 20, 1994
at 7:00 P.M.
