presented.

F. REGULAR AGENDA
1. Case No. 93-140 DR/V, Variance to exceed allowable lot coverage in
conjunction with a rest room addition to an existing restaurant,
and design review for a proposed trellis and awning to be added to
an existing flower shop. Applicant: Schubert. Location: 476-490
First Street. Environmental Status: Exempt per Section 15301 (e)
of CEQA. Contact Planner: Tom Curriden.
Note: The applicant has requested that the proposed trellis and
awning be deleted from the application at this time.
Staff Recommendation: Receive public testimony and adopt the Draft
Resolution approving Case No. 93-140 DR/V.
Motion: Board Member Birnbaum - To approve Case No. 93-140 DR/V
with conditions and findings as presented by staff in the
draft resolution.

2. Case No. 93-025 MUP, Major Use Permit to allow a 12 ft high,
interior-lit freeway monument sign proposed within an existing open
space easement adjacent I-5, to identify an existing auto
dealership. Applicant: Coast Nissan/Signtech Advertising.
Location: 160 Calle Magdalena. Environmental Status: Exempt per
section 15301 (g) of CEQA. Contact Planner: Matt Newman.
Staff Recommendation: Receive public testimony and recommend to
Planning Commission approval of Case No. 93-025 MUP.
Motion: Board Member McGrath - To recommend Planning Commission
approval of Case No. 93-025 MUPMOD with conditions and
findings presented by staff in the draft resolution, but
with the qualification that the Board would like to see
the applicant explore alternative locations for the sign
prior to the Planning Commission hearing on the item.

Abstain - None
NOTE: Board member Birnbaum wished the record to indicate that his
vote against the motion was due to the fact that he did not feel
the sign was consistent with the intent of the open space easement
within which it is was proposed, that the dealership already
enjoyed adequate visibility, and concerns about the transferability
of the permit to subsequent owners or tenants unless otherwise
conditioned.

H. COMMUNITY ADVISORY BOARD/DIRECTOR REPORTS
Information Items -- No discussion or action to be taken
Review of city council and Planning Commission actions and pending
agenda items. Planner Curriden informed the Board of recent
Planning Commission approvals of applications for sea walls and
other bluff stabilization measures, applications 93-070 MUP/EIA and
93-111 MUP/EIA, and of other pending applications for the same.

Regular Meeting scheduled for Thursday, October 25,1993
at 7:00 P.M.

the hearing body by filing the appeal within fifteen (15) calendar
