of an existing 12.6 gross acre parcel in
the R-5 zone presently containing
greenhouses. In addition, a variance is
requested to enable structures on two
cul-de-sac lots to encroach into the
required front yard setback.

TM/ EIA to the July 23, 1992, meeting of the Old
Encinitas CAB to allow time for the Applicant to
address the following issues:
(1) Explore two options:
a. Planned residential Development which includes
clustering of homes with an open space
easement on the east side of the site adjacent
to Quail Botanical Gardens.
b. Standard subdivision with view corridor
analysis taken from five feet above elevation
of parking area and undeveloped portion of
park to the north.
(2) Explore the CAB's desire for an open space buffer
zone between the proposed residential lots and
Quail Botanical Gardens to the east.
(3) Provide a listing of vegetation which would be
compatible with the vegetation within Quail
Gardens.
