MUP/EIA to the July 28, 1990 meeting of the Old Encinitas
Community Advisory Board to allow time for the applicant to
revise plans which address the following issues:
8 A. Reduce sidewalk width from 10 ft. to 5 ft. to enable a
more substantial landscaped area around the perimeter of
the property (5 ft. within the public right-of-way, with
the concurrence of the Public Works Department).
B. Enhance landscaping, including (1) increase the number
of trees utilized around the site in the order of 3 times
the amount originally proposed, while using clustering
(if Queen Palms are used), (2) increase the number of
shrubs such as the Xylosma within the embankment areas
on the order of 50%, while also utilizing clustering, and
(3) incorporate a planter along the bare north wall of
the food mart to help soften that elevation, and (4)
transplant existing figs to location near the northwest
and southeast corners of the site if possible.
C. Provide detail as to the height of all retaining walls
used.
D. Provide roofing for the canopy over the pump islands
which will be architecturally compatible but will also
prevent collection of debris which are unsightly to
residents to the north and west of the project site.
E. Relocate the mechanical ventilation equipment from the
8 roof of the food mart building to a remote location near
the trash enclosure at ground level.

June 28, 1990 with the following revision:
Item 7B motion to be changed to include a condition that
all mature trees fronting on Westlake be retained and
that the question regarding access to the 4 parcels be
resolved.
