Motion: Board Member Birnbaum - To approve Case No. 89-034 TPM with staff recommendations and the additional condition: 1. Prior to building permit issuance, the developer shall obtain a Design Review Permit for the homes to be constructed on the subj ect property. As agreed to during the map review process, the homes (1) shall not exceed a floor area ratio of 35% with a maximum deduction of 400 sq. ft. for garages, and (2) driveways to the garages of homes on Lots 1 and 4 shall be oriented toward the private easement road as opposed to Ocean View Avenue but the front facades of the homes on those parcels shall be oriented toward Ocean View Avenue, to be confirmed through the Design Review process. ENVIRONMENTAL STATUS: Exempt per Section 15305 of CEQA. Motion: Board Member Birnbaum - To approve Case No. 89-047 BA/CC with staff recommendations. CASE NUMBER: 89-196 TM/EIA¡ 89-197 DR APPLICANT: ISCO Development mn/04/cab20-1749wp5 5(5/03/90-2)5 8 LOCATION: West of Ocean View Avenue, Between Union street and Sunset Drive DESCRIPTION: Tentative Map and Environmental Initial Assessment for a Proposed 18 Lot subdi vision of an approximate 6.9 acre site presently containing greenhouses (to be removed), and Design Review for 18 detached single family homes. ENVIRONMENTAL STATUS: Negative Declaration Pending Adoption Motion: Board Member Rotsheck - To continue Case Numbers 89- 196 TM/EIA and 89-197 DR to a Community Advisory Board II Hear ing on May 31, 1990. Applicant is to return with the following additional information: A. Cost estimates on the various drainage improvement options that were considered by the applicant. B. Provide a series of height story poles at the location of the proposed homes to allow the Board and neighbors the ability to assess possible view blockage. 8 c. Provide alternate options to proposed long linear street within the subdivision. The Board discussed the possibility of a slightly curved street as an alternative. D. Any additional information that may help the Board make the required maximum density findings.
