APPLICANT: Harwood and Bliss
LOCATION: West of Ocean View between Union and
Sunset.
DESCRIPTION: Proposed 4 lot subdivision of an existing
2.75 acre parcel and boundary adjustment.
ENVIRONMENTAL
STATUS: Exempt per section 15315 of CEQA
8 Motion: Board Member Tobias - To continue Case No. 89-034
TPM to April 26, 1990 in order to allow applicant
time to revise plans. Applicant shall include the
following conditions in the revision:
1. In addition to the required four Park and Recreation
fees of $1,840 each, include three more fees to be
paid prior to final map.
2. Sign a series of covenants to be found satisfactory
to the Community Advisory Board that shall (a)
establish a maximum of 35% Floor Area Ratio for each
lot, (b) require all homes to be subject to Design
Review, and (c) require that the homes to be built
on lots 1 and 4 face Ocean View (but the homes do
not necessarily have to take direct access off Ocean
View).

DESCRIPTION: Variance and Design Review to allow off-
site, illuminated freestanding monument
signs and sign program.
ENVIRONMENTAL
STATUS: Exempt per Section 15305 of CEQA.
Motion: Board Member steyaert - To continue Case No. 90-036
V/DR to a CABII hearing on May 17, 1990.
Issues to be addressed by applicant include:
1. Reduce the size of three directional signs to
8 square feet each.
2. Integrate the two monument signs into the
slope.
8 3. Provide enhancement of landscaping around
signs.
4. Determine whether proposed lights at the bottom
of the monuments signs will result in excessive
light and glare beyond the immediate area
adjacent to the signs.
5. Provide a condition that the lighted signs will
be turned off when the last tenant opens or
closes for the evening.
