with the following revisions to the conditions
of approval:

1) Add the following - The parcels shall be
developed as custom lots and shall only
provide grading necessary to construct a
. standard single family dwelling built into
the contours of the lots. A standard
covenant, to this effect, shall be recorded
to run with the land;
2) If applicant desires a cul-de-sac road may
be added through lots 2 & 3 of the project
in addition to Dove Hollow Road, with the
approval of the City Engineer;
3) Recreational trails shall be required along
the westerly and southerly boundaries of
the project;
4) Revise condition 5A to read as follows:
"That Dove Hollow Road and other private
roads to the north shall be improved along
the project frontage beginning to a graded
width of 30' with 24' of A.C. pavement over
approved base with moundable A.C. berm on
both sides of the road 12' from centerline
to the satisfaction of the Director of the
Department of Public Works and City of
Encinitas private road standards.";
5) Revise condition 5C to read as follows:
. "All new and existing utility distribution
facilities, including cable television
lines, shall be placed underground; however
existing facilities may remain above ground
if approved by the Director of Public
Works. All utility installations shall be
completed before surfacing the streets and
installing concrete curb, gutters and
sidewalks.";
6) No street lights or sidewalks shall be
allowed in this project.
