Items on the Consent Calendar are routine matters and
there will be no discussion unless an item is removed from

come up with an alterantive design solution and/or to
discuss the issues in more detail so that both parties can
be satisfied and come to agreement on the proposed
project.

Motion: DuVivier - To recommend approval of 88-234-MUP
to the Planning Commission, with the following additional
conditions:
1. Fifty horses shall be the maximum number of horses
allowed in this project;

2. The Fire Department shall address the issue of
sprinkler systems in the barn structures, the Fire
Department shall require sprinklers if it is deemed
. appropriate;
3. The proj ect shall be allowed for an indefinite time

the maximum allowable fence height in
the rear yard and s ide yard setbacks
by 4' for a total fence height of 10'.

CEQA.
Motion: DuVivier - To continue 88-244-V to the meeting
of September 20, 1988 to allow the applicant to submit the
following items and to address the following issues:
1. The applicant shall submit a landscape plan which
addresses the screening of the proposed tennis court;
2. Staff shall review what was approved for the Shea
project regarding landscaping on Lot 23 and 24;
3. Staff shall review the location of the drainage swail
in relation to the proposed court and recreation
trail, and the approved grading on the surrounding
lots;
4. The applicant shall submit lighting plans if lighting
is proposed; and
5. The applicant shall consider the option of rotating
the location of the court to a more north/south
.

orientation which would require grading into the pad
and a small retaining wall, but would place the court
farther from the recreational trail.
