The proposed PRD would allow a reduction in the front yard and rear yard setbacks for various lots and allow the common ownership of a private open space. ENVIRONMENTAL STATUS: Environmental under review. Motion: Fernald - To continue 88-209-TM/EIA/MUP to the meeting of December 6, 1988, to allow the applicant and staff to address the following concerns: 1) Address making the recreational trail in the floodplain narrower than the typical 8 foot width, but allowing enough room for horses and pedestrians; or relocating along Lone Jack or between lots 10 and 11 then continuing south; 2) Consider the reduction in height of the slope banks; 3) Consider the possibility of conducting Design Review of the proposed residences simultaneously with the Tentative Map application; . 4) Address blending in the southwest portion of the site (Lot 5) to make the ridge appear more natural; 5) Address noise impacts on lots located along Lone Jack Road; 6) Provide cross-sections depicting the appearance of the proposed homes along the ridgeline, work to eliminate the silhouetting of the homes on the ridge, and consider some split pad lots; 7) Modify the lot designs so that the steeper lots will be the larger lots in the project and the flatter lots being the smaller lots; and 8) Undulate slopes and grading. Motion: Stumpf - To continue 88-245-TM to the meeting of January 17, 1988 to allow the applicant to address the following concerns: 1) Address the issue of noise impacts to the lots along Lone Jack Road; 2) Address the width of the proposed interior road; insuring that it is equal to or less than the . improved width of Lone Jack Road; 3) Address the preservation of the knoll on the site; and possibly eliminating the house on lot 7; 4) Staff shall inquire about alternate means of funding the drainage improvements on Lone Jack Road; 5) Provide a conceptual drawing of the proposed pads and homes on the lots, and possible redesign of lot layout; 6) Present new slope density calculations; 7) Return with Olivenhain Road Standards; 8) Try to preserve watercourse on west side of site.
