PROJECT DESCRIPTION: Amend the General Plan Land Use Map from Residential 4 designation (2.9 units per acre) . to Residential 6 (7.3 units per acre) for the 3.4 acre parcel. APPLICANT: City of Encinitas CASE NUMBER: 87-115/GPA - General Plan Amendment MOVED: Harry Couglar - that all four (item 8A, B & C) actions be deferred to the City council for ultimate disposition, to include the following recommendations: 1. To allow for greater open space by reducing the paved width of Gardena Court to the satisfaction of the City Council. Community Advisory Board suggested a paved width ranging from 30 - 36 feet. 2. That every effort be made to see that Gardena Road and Melba Road line up north/south as much as possible. 3. That the number of units be no more than the maximum allowed based upon the density determination and Interim Development Regulations, which identified the maximum number of units to be 21. 8 Deferring action was based on the Community Advisory Board's inability to approve the project at the proposed 25 units. Lots are proposed to front Melba and Gardena Road and a private road off of Gardena Road. ENVIRONMENTAL: Staff has prepared a negative Declaration for the proposed project.
