A. LOCATION: APN: 258-251-17; 3.43 acres at the Northwest
corner of Melba and Gardena Road extension.
PROJECT DESCRIPTION: Amend the General Plan Land Use
Map from Residential 4 designation (2.9 units per acre)
. to Residential 6 (7.3 units per acre) for the 3.4 acre
parcel.

ENVIRONMENTAL: Staff has prepared a negative
declaration for the proposed project. A review period
8 of 30 days has been established. REVIEW PERIOD:
November 25, to December 26, 1987.

MOVED: Harry Couglar - that all four (item 8A, B &
C) actions be deferred to the City council for ultimate
disposition, to include the following recommendations:
1. To allow for greater open space by reducing the
paved width of Gardena Court to the satisfaction
of the City Council. Community Advisory Board
suggested a paved width ranging from 30 - 36 feet.
2. That every effort be made to see that Gardena Road
and Melba Road line up north/south as much as
possible.
3. That the number of units be no more than the
maximum allowed based upon the density
determination and Interim Development Regulations,
which identified the maximum number of units to be
21.
8 Deferring action was based on the Community
Advisory Board's inability to approve the project
at the proposed 25 units. The Interim regulations
only permit 21 units/lots.

PROJECT DESCRIPTION: Tentative Map and Major Use
Permit for 25 single family unit development at a
density of 7.3 units per acre with lot sizes ranging
from 4000 to 7000 square feet, averaging 4,650 square
feet per lot. Lots are proposed to front Melba and
Gardena Road and a private road off of Gardena Road.
ENVIRONMENTAL: Staff has prepared a negative
Declaration for the proposed project. A review period
of 30 days has been established. REVIEW PERIOD:
November 25 to December 26, 1987.

use under the provisions of the zoning ordinance and
permitted under the previous site plan approval.
