IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcel of real
property described below has been combined or has resulted from a division in compliance with the Subdivision
Map Act and with provisions of the City of Encinitas Municipal Code enacted pursuant to the Act. The parcel
described herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or
any local ordinance enacted pursuant to the Act. Development of the parcel may require issuance of a permit or
permits, or other grant or grants of approval.
It has been determined that the resulting parcel is a legal, comforming lot pursuant to the City of Encinitas
Municipal Code. Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum lot size of
14,500 square feet, and minimum lot dimensions of 80 feet in width and 100 feet in depth for the subject R-3
zone. The resulting legal, conforming lot contains 1.85 Acres. This lot is in compliance with the required
standards pertaining to minimum dimensions. This Certificate of Compliance applies to one legal lot.

This Certificate of Compliance applies to one legal lot defined herein as Parcel A, Parcel

California, according to Map thereof No. 1992, filed in the office of the County Recorder
of San Diego County on January 25, 1927, describe as follows:
Beginning at the southeast comer of Lot 13 of said map, thence northerly along said
easterly lot line North 00°39'45" East 51.24 feet to the True Point of Beginning; thence
continuing along said lot line North 00°39'45" East 170.77 feet to a point on a non-
tangent curve whose radial bearing is North 80°26'26" East; thence leaving said lot line
