1. CALL TO ORDER/ROLL CALL

2. PUBLIC HEARINGS
A. CASE NUMBER: 89-291 TM/MUP/DR/EIA
APPLICANT: Community Bank
LOCATION: Northerly terminus of Bella vista Drive
DESCRIPTION: On-site visit of the project site to
review a proposed 24 lot Planned
Residential Development/Subdivision with
22 single family lots, one open space
lot, and one private road lot on 84 acres
in the RR-1 Zone. Design Review of the
proposed Design Guidelines/Standards for
the future construction of custom homes
is included.
ENVIRONMENTAL
STATUS: Environmental Impact Report is being
prepared.

. After walking the sitte, the following concerns were expressed
by the Board and members of the public:
(1) Research the potential to step lots 13 and 14.
(2) Reduce the size of the project to 11 lots.
(3) Concerned with the amount of fill on lot 4 as a
result of the sewer design and the impact to the
"little" canyon.
(4) Concern regarding the visual aesthetics of the
project.
(5) Potential for foot trails.
(6) Concern with preserving view shed and bluffs.
(7) Concern with 25% encroachment on lot 4.
(8) Provide for public viewpoint.
3. ADJOURNMENT
The meeting was adjourned at 8:25 p.m. to the next regularly
. scheduled meeting of this Community Advisory Board to be held
July 9, 1992.
A proponent or protestant of record may appeal a final decision of
the hearing body by filing the appeal within fifteen (15) calendar
days after the hearing through the Office of the City Clerk, City
of Encinitas, 527 Encinitas Boulevard, Encinitas, CA 92024.
