APPLICANT: Harwood
LOCATION: 123 Leucadia Boulevard
DESCRIPTION: Tentative Parcel Map and Environmental
Initial Assessment for the proposed
subdivision of .40 acres into 3 parcels
in the R-11 Zone. The applicant is
requesting a waiver from the strict
interpretation of front, rear and side
lot line as defined in the zoning code
for parcel 1. A variance request has
been added to the application for parcel
2 to allow an existing residence to
encroach a maximum of 7 feet into the
required 20 foot front yard setback for a
total setback of 13 feet.

Motion: Board Member Eldon - To approve Case No. 89-271
TPM/EIA/V with the additional condition that the
applicant record a covenant prior to final map stating
. that the owner agrees to save the existing Italian stone
Pine Tree located on Parcel 3 to the extent,possible. If
the tree is unable to be preserved, the tree shall be
replaced with three additional trees. The replacement
trees shall be a minimum size of 15 feet high and of a
pine variety, preferably a stone Pine or Torrey Pine.
The replacement trees can be placed on any of the
resulting three lots. The three trees are required as
mitigation to the removal of other trees on the site as
well as the tree on Parcel 3.

yard setback for a proposed setback of
10.5'.
ENVIRONMENTAL
STATUS: Exempt per CEQA, Section 15301(e-1)
Motion: Board Member Eldon - To approve Case No. 92-014V
with the additional condition as agreed to by the
applicant's representative, that no future addition to
the principal structure encroach into the side yard
abutting the southerly property line, a setback of 21'
shall be maintained from the south property line as
depicted on the approved site plan. This area is to
serve as the functional rear yard of the property. Prior
to building permit issuance the owner shall record a
covenant agreeing to this obligation.
