6. PUBLIC BEARINGS

LOCATION: 1443 Encinitas Boulevard (Wells Fargo
Bank)
DESCRIPTION: Design Review for a 1159 sq. ft. addition
to convert an existing bank to
medical/dental office. Variance request
to encroach six feet into the 20-foot
front yard setback for a portion of the
proposed remodel.
ENVIRONMENTAL
STATUS: Exempt per section 15301(e) of CEQA
Motion: Board Member Weaver - To approve the application
and Resolution with the following revisions:
- delete fire sprinkler conditions 7.b, and
- require a covenant which would allow a waiver
of the loading space requirement for the
. medical/dental use. However, the covenant
shall further state that all future uses of
the property shall be evaluated by the City to
determine if the loading space provision
should be implemented.

Advisory Board of the following upcoming agenda items:
- city council, June 12, 1991, Land Use Decision Making
Report; and
- City Council, June 19, 1991, Homeless Task Force draft
. report.

Motion: Board Member Patton - To adjourn at 7:15 P.M. to
the next regularly scheduled meeting of this
. community Advisory Board to be held July 1, 1991.
