the Consent Calendar as presented.

Review Request for Exterior Modifications to Convert a
Carls Jr. Restaurant into a Boston Broiler. Variance
Request to Exceed the 75 Square Foot Standard for Wall
Signs to Allow 206 Square Feet. Applicant: Carl Karcher
Enterprises / Nancy Patterson. Location: 268 N. EI Camino

Environmental Review Pursuant to Section 15302 (b) of

STAFF RECOMMENDATION: Determine if the required
findings for approval of the application request
. can be made by the Board. If so, adopt the
Resolution of Approval with the conditions as
recommended by staff, or as may be amended by the
Board.
Motion: Board Member Beck - To approve the Design
Review and Variance applications with the
following specific conditions in addition
to the conditions recommended by staff
and found in the draft Resolution
(Attachment "B" to the April 19th Agenda
Report):
(1) The tile roof structure on the existing Carls
Jr. restaurant is to remain and to be incorporated
into the remodeled Boston Chicken restaurant.
(2) The exterior wall color is to be compatible
with other structures within the commercial center
(i.e.: an off-white color similar to Kentucky Fried
Chicken with gray accent bands was suggested by the
Board).
(3) The awning is approved as shown on the plans
submitted by the applicant.
. (4) Wall signage is approved as follows: (a) Logo
only on the east elevation; (b) Logo or channel
letters on the west elevation (not both); (c)
Channel letters on the north elevation; and, (d)
no signage on the south elevation.
(5) Exterior illumination of the structure except
for the signage and under the awning is prohibited.
(6) Landscape plantings shall be upgraded in the
existing planting areas and the plant materials
shall be maintained in a healthy and growing
condition at all times. An automated irrigation
system for the landscaping shall be in placed and
maintained in an orderly working condition.
(7) The Board also stipulated that the applicant
may submit revised plans to address the Board's
direction listed above.

meeting at 7:45 pm to the next regularly
scheduled meeting on May 17, 1994.
