. D. CLOSING AND ADOPTION OF CONSENT CALENDAR
1. Approval of Minutes: Regular Meetings of July 18 and June 20, 1995.

2. Review of the color/materials board for the minor tenant structures within the "Circuit
City" Commercial Center located at 339 N. EI Camino Real. Case No.: 95-160DR-
MODN. Applicant: Nancy PattersonIHollywood Video.
Motion: Board Member Felker - To adopt the Consent Calendar approving
the Minutes of July 18 and June 20, 1995 as presented by staff and
the color/materials board for the minor tenant structures within the
"Circuit City" Commercial Center as presented by the applicant.
Second: Board Member Edde.
Vote: Ayes - Felker, Edde and Van Reusen
Nays - None
Abstain - None

1. Public hearing to consider a Variance request to encroach 6 feet 6 inches into the
20-foot Rear Yard Setback and to exceed the 40% Lot Coverage standard to
44.58% for a 210 square foot, single story addition to an existing single family
residence located in the Residential-ll (R-ll) Zoning District at 1715 Hilltop
Lane. Applicant: David Van Nest. Case No. 95-182V. Contact Person:
Associate Planner Olson.
STAFF RECOMMENDATION: Determine that findings can be made for the
Variance request and adopt the Resolution presented to the Board in the Agenda
Report with conditions as presented by staff, or as may be amended by the Board.
Motion: Board Member Felker - To make the required Findings and
adopt the Resolution approving the Variance request with the
conditions presented by staff.
. Second: Board Member Van Reusen.
Vote: Ayes - Felker and Van Reusen

Abstain - Edde
Absent - Weinstein and Beck

Associate Planner Olson reviewed recent City Council and Planning Commission actions
and pending agenda items with the Board.

K. ADJOURNMENT:
Meeting to be adjourned to a joint meeting of the New Encinitas and Leucadia CABs and
the Planning Commission to be held Tuesday, September 19, 1995. The purpose of the
. joint meeting is to review the Coastal Development Permits for the Master Tentative Map

and Design Review Permit for the Regional Commercial Center within the Encinitas
Ranch Specific Plan area and to review the status of the Golf Course design.
. Motion: Board Member Felker - To adjourn the meeting at 7:12 PM to the
joint meeting of September 19, 1995.
Second: Board Member Edde.
Vote: Ayes - Van Reusen, Edde and Felker
Nays - None
Absent - Weinstein, Beck
