IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of real
property described below have been combined or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code enacted pursuant to the Act.
The parcels described herein may be sold, leased, or financed without further compliance with the Subdivision
Map Act or any local ordinance enacted pursuant to the Act. Development of a parcel may require issuance of a
permit or permits, or other grant or grants of approval.
It has been determined that the resulting parcels are legal, non-conforming lots pursuant to Section 30.76 of the
City of Encinitas Municipal Code. Section 30.16.010 of the City of Encinitas Municipal Code specifies a
minimum lot size of 8,700 square feet, and minimum lot dimensions of 70 feet in width and 100 feet in depth
for the subject R-5 zone. The resulting legal, non-conforming lots contain the following areas: Parcel A, 5,168
square feet: Parcel B, 5,149 square feet: Parcel C, 7,230 square feet. This Certificate of Compliance applies to
three legal, non-conforming lots.
