1N COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of real property
described below have been divided or have resulted from a division in compliance with the Subdivision Map Act and with
provisions of the City of Encinitas Municipal Code enacted pursuant to the Act. The parcels described herein may be sold,
leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant to
the Act. Development of the parcel may require issuance of a permit or permits, or other grant or grants of approval.
Section 30.16.010 of the City of Encinitas Municipal Code specifies a minimum lot size of 5,400 square feet, and
minimum lot dimensions of 60 feet in width and 90 feet in depth for the subject R-8 zone. This Certificate of Compliance
applies to two legal lots. Parcel A has an existing legal nonconformity with a lot width of 56.99 feet at the rear property
line, wh:,ch is not changed by the subject lot line adjustment. Pursuant to Chapter 30.76, Noncontbrmities, of the City of
Encinitas Municipal Code, an existing legal nonconformity may remain provided the inconsistency with applicable
development standards is not increased or intensified. The subject lot line adjustment will not increase or intensify any
inconsistency with applicable development regulations. Parcel B is a private road pursuant to Map 14006, and therefore,
the minimum lot standards are suspended due to the provisions of a road easement. The width of Parcel B is in
compliance with the access requirements for Map 14006.
