Parcel A has an existing legal nonconformity with a lot width of 56.99 feet at the rear property line, wh:,ch is not changed by the subject lot line adjustment. Pursuant to Chapter 30.76, Noncontbrmities, of the City of Encinitas Municipal Code, an existing legal nonconformity may remain provided the inconsistency with applicable development standards is not increased or intensified. The subject lot line adjustment will not increase or intensify any inconsistency with applicable development regulations. Parcel B is a private road pursuant to Map 14006, and therefore, the minimum lot standards are suspended due to the provisions of a road easement.
