IN COMPLIANCE: The Director of Community Development of the City of Encinitas has determined that the parcel of real property described below has been combined or has resulted from a division in compliance with the Subdivision Map Act and with provisions of the City of Encinitas Municipal Code enacted pursuant to the Act. The parcel described herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local ordinance enacted pursuant to the Act. It has been determined that the resulting parcel is a legal, non-conforming lot pursuant to Section 30.76 of the City of Encinitas Municipal Code. The resulting legal, non-conforming lot contains 12,636 square feet. This lot is in compliance with the required standards pertaining to minimum dimensions.
