The Director of Community Development of the City of Encinitas has determined that the parcels of
real property described below have been adjusted in compliance with the Subdivision Map Act and
with provisions of the City of Encinitas Municipal Code.
It has been determined that the subject parcels meet the standards of conforming lots, pursuant to the
Encinitas Municipal Code. This Certificate of Compliance is adjusting the two existing legal lots
described herein. The resulting parcels C and D will meet the standard for the Zoning Ordinance
requirements for NET area (14,500 sq. ft.) in the subject Residential 3 Zone (R-3) as of this date.
This Certificate recognizes lots with the following areas: Parcel "C" - 16,593 sq. ft.; Parcel "D" -
20,463 sq. ft.
