IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a divisi6n in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The parcels described
herein may be sold, leased, or financed without further compliance with the Subdivision Map Act or any local
ordinance enacted pursuant to the Act. Development of the parcel may require issuance of a permit or permits,
or other grant or grants of approval.
It has been determined that the subject parcels meet the standards of legal, non-conforming lots, pursuant to
Section 30.76 of the City of Encinitas Municipal Code. The subject RI 1 zone specifies a minirnum lot size of
3,950 square feet and minimum lot dimensions of 90 feet in depth and 40 feet in width. This Certificate of
Compliance is consolidating two existing, legal non-conforming lots as described herein. The resulting lot is in
compliance with the required standards pertaining to minimum lot size and dimensions. This Certificate
recognizes one lot, with dimensions of 50 feet in width and 120 feet in depth and area of 6,000 square feet.
