IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code enacted pursuant to the Act.
It has been determined that the subject property meets the minimum lot standards, pursuant to Section 30.76 of
the Downtown Encinitas Specific Plan. The three lots, when consolidated will result in a lot that is consistent
with the minimum lot dimensions and size requirements for the subject D-CM-2 zone. This Certificate of
Compliance consolidates the lots as described herein (Attachment "A") for the purposes of constructing a mixed
use development consisting of an auto repair use and two residential units on Assessor Parcel Numbers 258-
182-12, 13 &14.
