(Section 66499.35 of the Government Code)
IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of
real property described below have been divided or adjusted or have resulted from a division in
compliance with the Subdivision Map Act and with provisions of the City of Encinitas Municipal
Code.
It has been determined that the subject parcels meet the standards of conforming lots, pursuant to the
Encinitas Municipal Code. This Certificate of Compliance is adjusting the two existing legal lots
described herein. The resulting parcels A1 and B 1 will meet the standard for the Zoning Ordinance
requirements for NET area (3,950 sq. ft.) in the subject Residential 11 Zone (R-11) as of this date.
This Certificate recognizes lots with the following areas: Parcel "A 1" - 7,009 sq. ft. and Parcel "B 1" -
8,363 sq. ft..

This Certificate of Compliance recognizes that the existing residence on Parcel Al, shall adhere to a
5' side yard setback. After recordation of the boundary adjustment, this side yard setback is
considered consistent with the information depicted on Building Permit # 99-824 on file in the City
of Encinitas Community Development Department.
This Certificate of Compliance shall in no way affect the requirements of any City, County, State,
Federal or local agency that regulates development of real property.
