It has been determined that the subject property meets the standards of non-conforming lots, pursuant to Section 30.76 of the City of Encinitas Municipal Code. The two lots, when consolidated will result in a lot that is consistent with the minimum lot dimensions and size requirements for the subject R-11 zone. This Certificate of Compliance consolidates the lots as described herein (Attachment "A") for the purposes of constructing a single-family dwelling on Assessor Parcel Number 261-113-09.
