IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of real
property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code. The property
described below is a common interest subdivision consisting of a two-unit condominium plan pursuant
to Section 1351 of the California Civil Code. The parcel described herein may be sold, leased, or
financed without further compliance with the Subdivision Map Act or any local ordinance enacted
pursuant to the Act. Development of the parcel may require issuance of a permit or permits, or other
grant or grants of approval.

This is a description of a Condominium Project as defined in Section 1351 of the California Civil Code.
This Condominium Project consists of a Maximum Number of Two Dwelling Units.
The SouthWesterly One-Half of that portion of the the NorthWest Quarter of Section 22, Township 13
South Range 4 West, San Bernardino Meridian, in the City of Encinitas, County of San Diego, State
of California, according to Official Plat thereof, described as follows:
Commencing atthe intersection of the Westerly prolongation of the North boundary line of Cardiff Villa
Tract, according to Map thereof No. 1469, filed in the Office of the County Recorder August 10, 1912,
with the NorthEasterly line of County Highway Route No. 1, Division 1: thence North 31 °28' West
along said Highway line, 213.03 feet to the beginning of a curve, concave to the NorthEast having a
radius of 1275.82 feet, and a central angle of 08°01'; thence NorthWesterly along said curve 178.49
feet; thence tangent to said curve North 23o27' West 712.71 feet to the True Point of Beginning;
thence continuing North 23 °27' West 100.04 feet; thence North 66 °48' East 406.38 feet to a point on
a curve concave to the NorthEast, the center of which curve bears North 71 °20'55" East from last
mentioned point and having a radius of 2035 feet; thence SouthEasterly along the arc of said curve
100.29 feet; thence South 66048' West 399.75 feet to the True Point of Beginning.
Excepting therefrom the above described property that portion thereof lying NorthEasterly of the
following described land:
Beginning ata pointon the NorthWesterly line of said above described property, distantthereon South
