IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the
parcels of real property described below have been divided or have resulted from a division in
compliance with the Subdivision Map Act and with provisions of the City of Encinitas Municipal
Code.
It has been determined that the subject property meets the standards of conforming lots,
pursuant to Section 30.28.010 of the City of Encinitas Municipal Code and Section 6.2.3 of the
Encinitas Ranch Specific Plan. This Certificate of Compliance is adjusting the two existing legal
lots described herein. The resulting Parcels 1 and 2, will be standard for the Zoning Ordinance
requirements for NET area, with Parcel 1 meeting the 10 acre minimum for the AG zone at
46.148 acres, and Parcel 2 meeting the 10,000 sq. ft. minimum net lot area of the P/SP zone at
33.210 acres. The parcels also conform with lot dimensional standards. The adjustment
therefore complies with Municipal Code standards.
