The Director of Community Development of the City of Encinitas has determined that the parcels of
real property described below have been divided or have resulted from a division in compliance with
the Subdivision Map Act and with provisions of the City of Encinitas Municipal Code.
It has been determined that the subject parcels meet the standards of conforming lots, pursuant to the
Encinitas Ranch Specific Plan. This Certificate of Compliance is adjusting the two existing legal lots
described herein. The resulting parcels 58 and 54 will be larger than standard for the Zoning
Ordinance requirements for NET area (10,000 sq. ft. / .23 acres) in the subject Encinitas Ranch
Residential Zone (ER-SFR1) as of this date. This Certificate recognizes lots with the following
areas: Parcel "58" - 4.085 acres and Parcel "54" - 21.490 acres.
