IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels of
real property described below have been divided or have resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas Municipal Code.
It has been determined that the subject property does not meet the standards of conforming lots,
pursuant to Section 30.16.010 of the City of Encinitas Municipal Code which specifies a minimum lot
size of 3,950 sq. ft. for the subject R-11 Zone. This Certificate of Compliance is adjusting and
consolidating the lots described herein, thereby reducing the degree of the existing nonconformity by
establishing two legal lots of 3,750 sq. ft., as compared with three existing lots of 2,500 sq. ft. each.
