It has been determined that the subject property meets the standards of conforming lots, pursuant to Section
30.20.010 of the City of Encinitas Municipal Code. This Certificate of Compliance is consolidating the two
existing legal lots described herein. The resulting lot will be standard for the Zoning Ordinance
requirements for NET area (10,000 sq. ft.) in the General Commercial Use Regulations as of this date. The
consoh'dation will result in a parcel of 2.17 acres net area.
