IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has determined that the parcels
of real property described below have been created in compliance with the Subdivision Map Act
and with provisions of the City of Encinitas Municipal Code.
It has been determined that the subject property meets the standards of conforming lots pursuant to
Section 30.16.010 of the City of Encinitas Municipal Code. Assessor Parcel Numbers 73 and 74
will be standard for the Zoning Ordinance requirements for net lot area (2-8 acres depending on
slope and flood plain) in the RR Use Regulations as of this date with Assessor Parcel Number 73
having approximately 10.98 acres and Assessor Parcel Number 74 having approximately 14.71
acres.
The applicant seeks to establish two legal lots based upon information submitted to the Community
Development Department.
Staff reviewed past planning case files as well as evidence submitted by the applicant which
included the following: an original Land Grant, Certificate #1510, dated June 29, 1885, a Grant
Deed dated July 8, 1959 (document #7834,374), Parcel Map 924, Boundary Adjustment case no.
262-060-21B/C, Final Map 11055, Parcel Map 15474, and Parcel Map 11245.
Based upon the evidence provided, parcels 262-061-73 and 262-061-74 were two legally
established lots and determined to be adequately documented. Legal descriptions have been
provided for the two parcels and a certificate of compliance is hereby issued for the subject parcels.

A revised plat map is not being submitted with this Certificate as the lots have not
been changed, but are as shown as Assessor Parcel Numbers 262-061-73 and 262-
061-74.
NOTE:
The description in exhibit "A", attached, has been provided by the owner of the
property, and neither the City of Encinitas nor any of its officers or employees
assume responsibility for the accuracy of said description and map.
This Certificate of Compliance shall in no way affect the requirements of any City, County, State,
Federal or local agency that regulates development of real property.
This certificate relates only to issues of compliance or noncompliance with the Subdivision Map
Act and local ordinances enacted pursuant thereto. The parcels described herein may be sold,
leased, or financed without further compliance with the Subdivision Map Act or any local

of Section 24, Township 13 South, Range 4 West, San Bernardino
Base and Meridian, County of San Diego, State of California,
lying Southerly of the center line of the County Road known as
Manchester Avenue, Road Survey No. 426, according to Map thereof
on file in the office of the County Surveyor of San Diego County,
State of California,
EXCEPTING therefrom Cardiff Oil Corporation Well No. 1 and the
plot of ground upon which said abandoned well is located, said
plot being contiguous to the Southerly line of said County Road
and being 50.00 feet wide and approximately 220.00 feet measured
Northerly and Southerly from the center line of the aforesaid
County Road, the Southerly line of said plot being 20.00 feet
