IN COMPLIANCE~
The Director of Community Development of the City of Encinitas has determined that the parcels of real property
described below have been divided or have resulted from a division in compliance with the Subdivision Map Act
and with provisions of the City of Encinitas Municipal Code.
It has been determined that the subject property meets the standards of conforming lots, pursuant to Section
30.16.010 of the City of Encinitas Municipal Code. This Certificate of Compliance is adjusting and consolidating
three existing legal lots for a total of two lots, as described herein. Parcel "A" is standard for the Zoning Ordinance
requirements for NET area (3,950 sq. fl.) in the R-11 Use Regulations as of this date, with a net area of 4,828 sq. ft.
Parcel "B", at 3,669 sq. ft. will not be standard for the R-11 regulations, but due to the lot consolidation executed
with this Certificate, existing nonconformities (i.e. three substandard sized lots) will be reduced.

compliance with the Subdivision Map Act or any local ordinance enacted pursuant thereto. Development of the
parcel may require issuance of a permit or permits, or other grant or grants of approval.
