IN COMPLIANCE:
The Director of Community Development of the city of Encinitas
has determined that the parcels of real property described below
have been divided or have resulted from a division in compliance
with the Subdivision Map Act and with provisions of the city of
Encinitas Municipal Code.
It has been determined that subject lots "A" and "B" meet the
standards of conforming lots, pursuant to Section 30.16.010 of
the City of Encinitas Municipal Code, which establishes a minimum
net lot area of 14,500 sq. ft. for the subject R-3 Zone. This
Certificate of Compliance is adjusting existing tax parcels 260-
073-08 & 09, and is consolidating existing tax parcels 260-073-08
& 15, as per the adjustment plat. The resulting two legal lots
comply with lot area, access and dimension standards.
Existing tax parcel 260-073-15 is part of an approved planned
development (which Js undeveloped). The consolidation of above
referenced parcels 260-073-08 & 15 is not considered to be a
significant alteration to the planned development, as no
conditions of approval for the subject use permit are adversely
impacted, and the consolidation does not increase the density or
intensity of the development. The property owner (Self
Realization Fellowship) has also stated in discussion with City
staff that they have no plans to develop the planned development
as originally approved.
