IN COMPLIANCE:
The Director of Community Development of the City of Encinitas
has determined that the parcels of real property described below
have been divided or have resulted from a division in compliance
with the Subdivision Map Act and with provisions of the City of
Encinitas Municipal Code.
It has been determined that subject lot "1" meets the standards
of conforming lots, pursuant to Section 30.16.010 of the City of
Encinitas Municipal Code, which establishes a minimum net lot
area of 14,500 sq. ft. for the subject R-3 Zone. Subject lots
"2" through "5" do not meet the standards for conforming lots,
but were established prior to adoption of current zoning
standards. This Certificate recognizes the five legal lots
described herein, as established by grant deed recorded with the
San Diego County Recorder on April 3, 1958 by Doc. no. 45203 (lot
"1"), and as established by land division plat no. 260-181-02
approved by the Planning Department of San Diego County on May
28, 1964 (lots "2" through "5").
