IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has
determined that the parcel of real property described below has
been divided or has resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas
Municipal Code.
It has been determined that the subject property does not meet the
standards of conforming lots per Section 30.16.010 of the City of
Encinitas Municipal Code which specifies a minimum lot size of
3,950 sq. ft. for the R-11 Zone. However, this Certificate of
Compliance is adjusting the lots described herein. The net result
of the adjustment reconfigures three existing lots of 2,500 sq. ft.
to two lots, thereby reducing the degree of the nonconformity for
the subject site, with "parcel 1" hereby established at 3,500 sq.
ft., add "parcel 2" established at 4~000 sq. ft. An existing
single family dwelling is located on the property at the date of
recordation of this document. The City of Encinitas recognizes the
underlying legal lots as described in exhibit A, but deems them to
be consolidated as one parcel in order to satisfy development
standards relative to setbacks. The property owner may, upon
removal of any structures on the property, request that this
certificate of compliance be re-recorded to remove the
consolidation language in the preceding sentence.

that regulates development of real property.
This certificate relates only to issues of compliance or
noncompliance with the Subdivision Map Act and local ordinances
enacted pursuant thereto. The parcel described herein may be sold,
leased, or financed without further compliance with the Subdivision
Map Act or any local ordinance enacted pursuant thereto.
Development of the parcel may require issuance of a permit or
permits, or other grant or grants of approval.
