However, this Certificate of Compliance is adjusting the lots described herein. The net result of the adjustment reconfigures three existing lots of 2,500 sq. ft. to two lots, thereby reducing the degree of the nonconformity for the subject site, with "parcel 1" hereby established at 3,500 sq. ft., add "parcel 2" established at 4~000 sq. ft. An existing single family dwelling is located on the property at the date of recordation of this document. The City of Encinitas recognizes the underlying legal lots as described in exhibit A, but deems them to be consolidated as one parcel in order to satisfy development standards relative to setbacks. The property owner may, upon removal of any structures on the property, request that this certificate of compliance be re-recorded to remove the consolidation language in the preceding sentence.
