IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has
determined that the parcel of real property described below has
been divided or has resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas
Municipal Code.
It has been determined that Parcels A and B described below meet
the Zoning Ordinance requirements for NET area in the R-3 Zone
(14,500 sq. ft.) with areas, respectively, of approximately 20,466
and 15,300 sq. ft. Parcels A and B are a result of Division Plat
No. 254-112-11 approved by the County of San Diego, July 12, 1971.

TOGETHER WITH the adjacent streets vacated and closed to public use
on November 19, 1915 by Resolution of the Board of Supervisors of said
San Diego County recorded in Book 37 Page 56 of supervisors records,
more particularly described as follows:
Beginning at the Southwest corner of Parcel 1 of Parcel Map 5427 as
shown on Record of Survey No. 13625, recorded January 30, 1992 in said
County; thence North 80 Degrees 37 Minutes 27 Seconds East a distance
of 200.00 feet to the TRUE POINT OF BEGINNING; thence North 80 Degrees
37 Minutes 27 Seconds East a distance of 254.12 feet to the center
line of Hymettus Avenue; thence along the center line of Hymettus
