IN COMPLIANCE:
The Director of Community Development of the City of Encinitas has
determined that the parcel of real property described below has
been divided or has resulted from a division in compliance with the
Subdivision Map Act and with provisions of the City of Encinitas
Municipal Code.
It has been determined that the subject property meets the
standards of nonconforming lots pursuant to Section 30.76 of the
City of Encinitas Municipal Code. This Certificate of Compliance
is recognizing the lot line as determined by order of the court
(per document number 1993-0354330 on file with the office of the
San Diego County Recorder). The resulting lot of approximately
7,800 sq. ft. (net) will be substandard for the Zoning Ordinance
requirements for NET area (14,500 sq. ft.) in the R-3 Use
Regulations as of this date.
