IN COMPLIANCE
The Director of Planning and Community Development has determined
that the subject parcels of real property described below HAVE been
divided or HAVE resulted form a division in compliance with the
Subdivision Map Act and with provisions of the city of Encinitas
Municipal Code.
It has been determined that the subject property meets the
standards for nonconforming lots pursuant to section 30.76.080 of
the City of Encinitas Municipal Code. However, this certificate
of Compliance is merging the subject lots described herein. The
resulting lot of 10,311 sq. ft. will be standard for the zoning
Ordinance requirement of NET area (3,950 sq. ft.) in the R-11 Use
Regulation as of this date.

distance of 38.91 feet to the Easterly angle point of said Block
12; thence Southerly along the Easterly line of said Block 12 South
09° 04' 36" East a distance of 27.19 feet to THE TRUE POINT OF
