NOT APPROVED FOR DEVELOPMENT
IN COMPLIANCE: The Director of Community Development of the City of Encinitas has determined
that the parcels of real property described below have been divided or have resulted from a division in
compliance with the Subdivision Map Act and with provisions of the Encinitas Municipal Code
enacted pursuant to the Act.
It has been determined that the subject property meets the minimum lot standards, pursuant to the
development standards of the Downtown Encinitas Specific Plan. Lots 4 and 5 when consolidated into
LOT A will result in a lot that is consistent with the minimum lot dimensions and size requirements for
the subject D-CM-2 zone. Lots 6, 7 and 8 when consolidated into LOT B will result in a lot that is
consistent with the minimum lot dimensions and size requirements for the subject D-CM-2 zone. This
Certificate of Compliance consolidates the lots as described herein (Attachment "A") for the purposes
of development on Assessor Parcel Numbers 258-086-19 & 20. If the underlying lots become vacant,
the property owner may request that the City of Encinitas consider the underlying lots be deemed as
separate lots under the regulations in effect at the time that the parcels become vacant.

This Certificate of Compliance shall in no way affect the requirements of any City, County, State,
Federal or local agency that regulates development of real property.
This certificate relates only to issues of compliance or noncompliance with the Subdivision Map Act
and local ordinances enacted pursuant thereto. The parcels described herein may be sold, leased, or
financed in compliance with the Subdivision Map Act and local ordinances enacted pursuant thereto.
Development of the parcels may require issuance of building permit( s), or other grant( s) of approval.
