(Section 66499.35 of the Government Code)
IN COMPLIANCE:
The Planning and Building Director of the City of Encinitas has determined that the real property
described below has resulted from a Boundary Adjustment for lot consolidation purposes in compliance
with the Subdivision Map Act and the provisions of the City of Encinitas Municipal Code. The real
property described herein may be sold, leased, or financed without further compliance with the
Subdivision Map Act or any local ordinance enacted pursuant to the Act. Development of the parcels
may require issuance of a permit or permits, or other grant or grants of approval.
Section 3.2.3.B.4 of the City of Encinitas Downtown Encinitas Specific Plan specifies a minimum lot
area of 4,000 square feet and minimum lot dimensions of 100 feet in depth and 40 feet in width for the
subject D-CM-2 Zone. This Certificate of Compliance applies to the consolidation of three (3) lots
with a resultant parcel area of 15,000 square feet and a resultant parcel width of 150 feet and a resultant
parcel depth of 100 feet in compliance with the effective zoning standards. The lot width and depth
orientation for the subject parcel is established pursuant to Resolution No. PC 2005-22 adopted by the
Planning Commission of the City ofEncinitas on June 16,2005.
