The project is a request for a Tentative Parcel Map (TPM), Administrative Design Review Permit
(ADR) and Coastal Development Permit (CDP) to subdivide an existing 45,697-square foot
(1.05 acres) lot into four legal lots, demolish an existing single-family residence and utilize a
temporary construction trailer on Parcel 1 during grading activities consistent with the applicable

protected in-place. If any monument is disturbed or destroyed it shall be replaced by
a licensed land surveyor and a Corner Record shall be filed with the County prior to
release of occupancy.
5. The project shall be categorized as a Priority Development Project for storm water
quality subject to Hyd romod ifi cation requirements. A Storm Water Quality
Management Plan (SWQMP) with detailed Drainage Management Area exhibit shall

ESW2 Grading projects with a disturbed area of greater than 1 acre must also meet additional
requirements from the State Water Resources Control Board (SWRCB). Those
additional requirements include filing a Notice of Intent (NOI) and preparing a
Stormwater Pollution Prevention Plan (SWPPP) for review and approval by the City.
ESW6 Storm Water Pollution Control (SWPC) facilities shall be designed and approved by the
City Engineer, and secured with a performance bond prior to the issuance of a grading
permit for this project.
