APN 254-102-53 and -54 APPLICANT: CV Leucadia 19 Lots, LLC. BACKGROUND: On December 17, 2009, the Planning Commission of the City of Encinitas approved, subject to conditions, Tentative Map No. 09-135 proposing a 19 lot subdivision of the subject 5.630 acre property, as PC Resolution 2009-35, and Case No. 09-135 TMDB/DR/CDP/EIA. The subject property is currently being graded in conformance with the conditions of approval under grading permit 10536-G.. The subject site is located in Leucadia at 1492 Hymettus Ave in the Residential 3 (R-3) Zone and within the City's Coastal Zone. See Attachment "A" for vicinity. The Tentative Map is scheduled to expire on December 17, 2011. The Final Map submittal has been deemed a timely filing in accordance with Section 66463.5b of the Subdivision Map Act. ANALYSIS: The proposed Final Map, which is included as Attachment "B", has been examined by City staff and has been found to be technically correct and in compliance with State laws and City Ordinances. All conditions of approval have been complied with prior to the expiration date in accordance with the Planning Commission Resolution adopted on December 17, 2009. 2-1 RECOMMENDATIONS : It is recommended that the Planning Commission take the following actions: 1. Approve the Final Map, which conforms to Tentative Map 09-135, and authorize the City Treasurer, City Engineer, and the Secretary of the Planning Commission to sign the Final Map. 2.
