Vulcan Avenue Encinitas, CA 92024 (619) 633-2710 NOTICE OF DECISION DCD-97-91 September 15, 1997 This letter is to inform you that the Director of Community Development has approved your application for: 97-186 SIGN (Avalon Homes - Beachwalk) - Sign Review to allow a temporary off-site real estate sign for the Beachwalk Development property located at 762 Hygeia Avenue (APN 256-040-31) to be located at 316 Leucadia Boulevard (APN 254-331-11). Project Description and Discussion: As per Municipal Code 30.60.120 B1, the applicant proposes a temporary off-site subdivision sign. Community Development Department staff finds that the sign as proposed will not exceed the 16 square feet maximum area or the six feet height limitation as specified by the Code, and that the design of the sign is acceptable. The Engineering Services Department has reviewed the proposed sign location and finds it satisfactory. The approval is conditioned to require that the sign be removed upon completion of the initial sale of the subdivision lots, and that the property owner/representative of the subject site has provided written consent regarding placement of the sign. This approval is subject to the following conditions: 1. The approved project shall conform to the application submitted to the City and dated received on August 14, 1997. 2. Subject sign shall be removed upon completion of the initial sale of the subdivision lots. 3. The applicant shall ensure that the sign is not located within the public right-of-way. The sign shall not impede a clear line-of-sight for motorists. In accordance with the provision of the Municipal Code, this decision may be appealed to the City Council within fifteen (15) calendar days of the date of this determination. Additional permits, including Building Permits, may be required by the Building Department or other City Departments. It is the property owner or applicant's responsibility to obtain all necessary permits required for the type of project proposed.
